Done One Without Incident

A year ago I was asked to do something very similar to what you described. The seller was very aware of what was going on. We met at the bank in which the check was written at. She signed the documents, then I handed her the check. While she was cashing the check, I finished up a few items and waited for her to have money in hand. Once she had money in hand, I placed all the signed documents into the overnight envelope and sent it off. Seller was happy. Buyer was happy. All of it was above board. I was paid basically on the spot, since my fees were included in a separate check with the documents. I would do it again, IF we meet at the bank. If the check was not good, then I would not have sent back the signed documents. Took less than 20 minutes for the entire process.
