| I would not do this without some kind of escrow agreement signed by the parties. I will be the one delivering the funds and presenting the deed for signature and am assuming some measure of risk if things go south. By charging a fee for my services, I am acting as an escrow intermediary between the parties and everything needs to be spelled out in writing and signed by the parties. Just doing this off of an email direction is a definite gamble |
