I have done these in the way back past.
Once story: the guy signing the deed was waiting for the deed and check. No big deal. Had solid ID. Asked him for more info and it was a deal where he was selling some guy his property that lived in another state but owned the property next to his.
His ID was solid. He had other paperwork where they had been corresponding and I felt like it was kosher. I was checking it out as I went.
