I received similar email on Feb 8: ———— Good Morning,
I am in need of a mobile notary for the signing of a deed. I would send you a USPS Priority Mail Envelope which would include the following: simple instructions, an envelope with a cashiers check for the seller, warranty deed, USPS Priority mail w/ return envelope, and a check for your services.
Here is the mail address of the sellers:
- *** Waverley Dr. Unit G3 *****, VA 22980-5288
I would you need you to do the following:
1.) Coordinate a time and place to meet with the seller.
2.) Have the sellers sign/date the new deed and you notarize it.
3.) Hand the seller the cashiers check after they return the deed to you.
4.) Use the returned paid postage to send the signed deed back to me along with an invoice for your services.
5.) You are welcome to cash the check from there!
Time is of the essence with this seller so if you foresee any time restraints that you may have in order to work through this process quickly please let me know.
If you would like to proceed with this assignment please let me know the total cost and we can go from there.

I thought it looked suspicious. Email stated to be from “LandQuestPro” but no other address or phone number for contacts. I respectfully declined. I’m starting to hate that we have to be so suspicious nowadays!
