Good question PA_NII. Just mulling it over...we need to remember our place is as it is in some states--Texas for instance. We are not licensed or certified...I am almost positive that we are not bright enough to be sued by borrowers...maybe a title company or lender if they can prove they contracted with us to do exactly that.
In other words - we are couriers of the docs. The title company turned the docs loose to us.
Most do not get paid enough to indicate special knowledge...so I don't see anything "legal" happening to an NSA...but that's just my opinion.
Texas has no license for us...we are just kids on the street with notary seals. And, not leaving the RTC is not a notary error.
That's what makes our job so hard to get information to do it better. If people write it out too explicitly it could be thought of as UPL. Seems like lots of things cannot be posted or discussed except in private.
