...Again..99.9% of the TC here use their own in house for their own deals or have a major account with a SS that does their out of house closings in their office. They don't get involved in paying out individually unless spur of the moment, last minute closing, but few and far between. Each title company I visit, of course we market, give the card to everyone and the front receptionist, tell them the whole thing we do and offer...they use a SS, who calls me. They have their charges listed on the CD to the SS as standard procedure. Even when I left and worked as a Settlement Processor, I only stepped in to close their loans when the SS they use couldn't find anyone, or something popped up last minute. Title companies don't enjoy calling NSA's...they depend on that good SS to vet and find them the same NSA's who are on their preferred list. In Boca I work for a Lending group who would call me in when they did their private lender mortgages, but again, they pay the same. I don't see saw my prices because of who they are. It's all the same work to me, I don't raise, I don't discount....I feel I price fairly across the board to everyone. I wish a CA lender would call me direct for their vacationers. We close plenty of CA loans here, not one has ever reached out directly, always been through a SS. |
